Everything a property manager does, minus the property manager.
Professional-grade software for owners who manage their own property. Built for portfolios of 5 to 50 units — past spreadsheets and Zelle, but nowhere near needing a management company.

We’re building in the open and onboarding a small first group. Tell us the size and location of your portfolio and we’ll come to you in order.
Built for the person who owns the building
The tools aimed at small landlords stop at collecting rent. The serious platforms — Buildium, AppFolio, DoorLoop — are built for management companies running other people’s property, so half of what you see is trust accounting, owner draws, and management fees. Concepts you don’t have and shouldn’t have to learn.
ProperManage is the capability of the professional tools with the property-manager machinery removed, and AI doing the work that otherwise forces you to hire someone or hand over 8 to 10 percent of gross rent.
The whole cycle, in one place
- Market
- List a vacancy once and syndicate it. An AI agent answers inquiries in seconds, day or night, and pre-qualifies against criteria you set.
- Lease
- Applications, screening, and attorney-maintained lease paperwork for your state — filled in from what you already entered, signed online.
- Collect
- Rent by bank transfer or card, straight into your account. Autopay, reminders, late fees applied to your rules.
- Maintain
- Tenants report problems with photos. AI triages urgency, walks through the obvious fixes, and dispatches only when someone actually needs to show up.
- Account
- Income and expenses categorized automatically, split by the LLC or trust that holds each property, ready for Schedule E.
What ProperManage is not
We are a software platform, not a property manager. We don’t take a management agreement, we don’t make decisions about your property, and rent moves from your tenant directly into your own bank account — never through us. Lease documents come from the National Apartment Association’s attorney-maintained library, kept current for all 50 states. We fill them in; we don’t write legal language or give legal advice.
